Divorce Appraisal Services


Florida is an equitable distribution state, which means the marital home — and often other real property — has to be valued fairly before it can be divided, bought out, or sold as part of a divorce. Whether the appraisal is court-ordered, agreed to by both parties, or requested by one side’s attorney, the number has to be one both sides, and the court, can trust.

I approach every divorce appraisal as a neutral, third-party valuation — not an advocacy piece for either spouse. The report identifies current fair market value (or a retrospective value as of the date of filing or separation, when that’s what’s needed), documents the property thoroughly, and explains the comparable sales and reasoning in plain language.

What’s typically included

  • Current market value or retrospective valuation as of a specific date (date of filing, date of separation, etc.)
  • Full interior and exterior inspection and photo documentation
  • A written reconciliation explaining how the value was reached, in language non-appraisers can follow
  • Availability to answer questions from either attorney, and to testify or provide an affidavit if the matter goes to hearing

Can both spouses use the same appraisal, or does each side need their own?
In most cases a single neutral appraisal, agreed to by both attorneys or ordered by the court, is faster and cheaper than dueling appraisals.
